Downing releases more suites at Port of Liverpool

PROPERTY group Downing has begun work on upgrading the second floor of the Grade II*-listed Port of Liverpool building into new office suites.
The firm has begun stripping out the entire floor to convert it into an 8,330 sq ft floorplate for office space, but added that it could either be split into separate suites of 3,775 sq ft or event extended to 9,479 sq ft.
Downing, which is Liverpool’s largest private commercial landlord, said that it had already received “healthy” interest in the suite, which it said was one of the most striking in the building – one of Liverpool’s Three Graces, as it directly overlooks the waterfront and the new Museum of Liverpool.
The company added that the refurbishment is the latest in a phased £15m programme of investment in the building, which has included the restoration of its iconic dome, restoration of its internal Terrazzo flooring and cleaning of its Portland Stone exterior.
“We’re confident that the suite won’t stay on the market for long – not only does it have a stunning view, but the building’s interior is second-to-none and we can offer valuable certainty on occupational costs,” said Downing’s senior agency surveyor Robin Ellis.
“The building offers occupiers the best of both worlds – an architectural landmark that provides modern efficient space with full access raised floors and optional comfort cooling.
Existing tenants at the Port of Liverpool Building include logistics company NYK, FTSE 250-listed wealth management company Rathbones and shipping company Hapag Lloyd.
