X1 looks to expand Seel St scheme

LIVERPOOL developer X1 has submitted plans to add more student rooms to a scheme earmarked for the last undeveloped plot of land in the Paradise Street Development Area, which became Liverpool ONE.

Portside House (Seel Street), a company owned by Ormskirk-based Geoffrey Wilkinson, secured consent to build three blocks with 305 rooms and ground floor retail last year.

XI has now taken on the site and is applying for an extra 26 beds, taking the total to 335.

Work has already started on ground works and it should be completed by next September if the revised plans are approved. The scheme has been designed by Manchester-based Formroom Architects and the contractor is Vermont Construction.

Practice principal Tim Groom said: “The project has been a long time in the making but we’re delighted it’s finally moving forward. We have reworked the scheme from what previously had approval and have spent a lot of time with X1, Vermont and Liverpool City Council to raise the standard of what this site can provide. It’s been a really positive process.”
