CDP successful in Tameside appeal

OUTLINE planning approval has been obtained on appeal for a major new housing and employment scheme on land in Tameside, East Manchester.
Acting on behalf of West Yorkshire-based Commercial Development Project (CDP), HOW Planning has received the go ahead for the scheme on a 3.2 hectare brownfield site on the Broadway Industrial Estate, Hyde.
It was cleared of buildings in 2008, following which an extended period of marketing was undertaken.
In 2013 CDP devised and submitted an outline application including means of access for the mixed use scheme following a community consultation exercise. CDP lodged an appeal on grounds of non determination in August 2014.
The inspector’s decision on February 23 found that the appeal scheme met with the Council’s employment policy tests.
He noted that the site had been fully marketed and that there was a surplus of employment land in the Borough. He also found that there was an inadequate supply of land for housing in Tameside.
HOW Planning principal planner Conor Vallelly said: “This is an excellent result for our client. In forming his judgement the inspector found that the scheme complies with the Council’s policy requirements which allow for alternative uses on designated employment land in certain circumstances.
“He also confirmed the overriding regeneration benefits the scheme will provide and the important contribution towards housing supply and the delivery of employment development.”
HOW Planning submitted and project managed the planning application and appeal on behalf of CDP working with DTZ. The agents on the scheme are Davies Harrison and JLL.
