Lettings latest: Exchange Quays; Orbit boost

HUNTER Real Estate Investment Managers (Hunter) has secured four lettings totalling more than 13,000 sq ft at the 433,637 sq ft Exchange Quay office development in Salford Quays.

New occupier Wurth Electronics has signed a five year lease for 4,142 sq ft and also new to Exchange Quay is North West Employers which has taken 2,500 sq ft on a 10 year term.
 
Two existing occupiers, international consultancy RPS and marketing agency K2L have also signed new leases. RPS is taking 5,100 sq ft on a 10 year term and K2L has signed a five year lease for 1,324 sq ft.

RPS and K2L are the latest in a series of existing occupiers showing their commitment to Exchange Quay, most recently Winning Pitch which has doubled the size of its offices at Exchange Quay with a new five year lease for 8,281 sq ft as the business prepares to grow its Salford Quays based team to 150 in the next two years.

Additional existing occupiers Analysys Mason and Aegon UK also both committed to the development for a further 10 years.

Exchange Quay is currently undergoing a £10m refurbishment programme to upgrade the six office buildings to Grade A specification, extensively remodel the whole public realm and create a vibrant working environment through the introduction of a range of occupier facilities. The full works are set to complete in the summer.

Andrew Moffat, investment manager at Hunter, said; “We are delighted to have attracted two new occupiers to Exchange Quay as well as retaining two valued existing tenants. Work is progressing well on-site and the first of our office buildings will be unveiled in the forthcoming weeks.

“Once the public realm really progresses we will see the new-look development start to emerge and we look forward to welcoming and retaining more occupiers along the way.”

Exchange Quay’s six office buildings range from 26,151 sq ft to 116,684 sq ft. The development, which also boasts its own dedicated Metrolink tram stop, is strategically located just off Trafford Road which links Salford Quays to both Manchester City Centre and the major motorway networks via the M602.

Agents on Exchange Quay are Canning O’Neill, Matthews & Goodman and Savills. North West Employers was represented by Altus Edwin Hill, RPS was represented by WHR and K2L and Wurth Electronics were unrepresented.

 

Meanwhile, Stockport’s largest commercial property landlord, Orbit Developments, has secured four new deals at its Mansion House site.

The new occupiers will make the most of the building’s high quality refurbished offices on Wellington Road which are let on all-inclusive short term and conventional lease terms.

Leading training provider Ingeus UK has committed to a 1,150 sq ft space for the next three years, with a new office for the town and space also taken in Rochdale and Wigan, all to serve locally-won contracts. The firm has taken on four new staff members, with two employees also relocating from other offices.

Ingeus UK helps the long-term unemployed to find lasting jobs and also works with UK companies of all sizes to aid them in their attempts to attract and retain staff. The business runs traineeships, apprenticeships and pre-employment training, supporting learners aiming to achieve qualifications.

Remploy, a leading provider of disability employment services, is another new arrival at Mansion House. Remploy helps to find work for disabled people and those experiencing complex barriers to entering mainstream employment.

Three Remploy staff members will make use of the 400 sq ft space over a five-year period.

Flexible deals have also been provided to Universal Outdoors (AC), taking a 792 sq ft suite and TLD Wealth Management taking a 1065 sq ft suite, both located on the first floor of the building.
