Planners advise green light for 480 Cheshire homes

COUNCILLORS in East Cheshire a being advised to give outline planning permission for a total of 480 new homes at three developments in Sandbach.
The largest application – for 200 homes – is on land west of Crewe Road and has been put forward by HIMOR.
A report to the East Cheshire strategic planning board under consideration said the development would result in the loss of open countryside.
But because East Cheshire cannot demonstrate a five-year supply of deliverable housing sites there would a “presumption in favour of sustainable development”.
“The development would provide benefits in terms of affordable housing provision, delivery of housing, public open space provision and a play area and improvements to the infrastructure of the area,” it said.
“There would be a community facility and significant economic benefits through the provision of employment during the construction phase, new homes and benefits for local businesses in Sandbach.
The site would include the provision of 30% affordable housing and public open space and consist of a mix of house types varying from one to five- bedroom units with a gross density of 20 dwellings per hectare and a net density of 39 dwellings per hectare.
The development would include 3.09 hectares of green infrastructure and a primary school.
The second application is for 120 homes on land south of Hind Heath Road and is from Richborough Estates. Approval has been recommended for the same reasons as the Crewe Road proposal.
The third application is from Taylor Wimpey UK and Seddon and is for 160 homes on land north of Congleton Road. The application also includes associated on site highways infrastructure, car parking and pedestrian routes, formal and informal open space.
