Property developer seals £5.2m funding for NHS project

A NICHE Macclesfield property developer is creating new jobs as it starts work on the £5.2m re-development of an NHS site.

Keyworker Homes Macclesfield, one of a number of Keyworker Homes Companies headquartered on Hawking Place in Blackpool, was established in 2008 by managing director, Eian Bailey.

The business specialises in complex residential and commercial property developments, and the Macclesfield arm was launched in order to redevelop part of the Macclesfield General Hospital Blue Zone site.

After completing the first phase of the project in 2012 – which saw the addition of 36 apartments in the restored Grade II listed former workhouse and 40,000 sq ft of clinical and medical space – Bailey and his team approached Lloyds Bank Commercial Banking, to secure the  funding package needed to start the second phase this year.

Bailey said: “Keyworker Homes has come to specialise in challenging development projects on sites where there is little existing infrastructure and a lot of complex requirements.

“Macclesfield Hospital is certainly one of the biggest projects we’ve been involved with and it’s great to see how much progress has been made over the past few years.

“Phase two of the development is another large-scale project and will see the construction of several new NHS offices, specialist onsite accommodation, as well as 34 houses – a significant boost to the hospital and wider community.”

Bailey has already hired a new site manager and graduate trainee, and says he will be creating dozens of  jobs amongst local contractors and suppliers.

He added: “Having worked with Lloyds Bank Commercial Banking for more than 14 years now, we knew that they would be keen to support us with this project.

“The Lloyds team has always had complete confidence in our business and having a specialist property relationship manager is extremely useful when it comes to receiving on-point support and guidance.”

Jim Jones, property relationship director, Lloyds Bank Commercial Banking, said: “Keyworker Homes is an extremely ambitious business and has managed to carve out a real specialism over the years in large-scale, challenging projects.

“The work taking place at Macclesfield General Hospital is a hugely significant project and will greatly improve the services it is able to provide to the local community.”
