Property briefs: Pair take extra space at Princes Dock & more

TWO existing tenants of Princes Dock, Liverpool Waters have agreed to increase their office space at the waterfront site.

Dunlop Heywood and Prospect Law will occupy more 3,000sq ft between them within the Grade A specification buildings which are owned and operated by Peel.

Prospect Law, a Liverpool-based law firm, will move from a four person office in The Quay, Number 12 Princes Dock, to a 2,300sq ft suite in Number 8 Princes Dock.

Since it started trading in March last year, the organisation has witnessed strong growth with eight full time employees and plans for significant recruitment over the next year.

Commercial property consultants, Dunlop Heywood, are relocating to a larger office suite at the Quay.

The business currently employs three members of staff at its Liverpool office but plans to double in size over the next eight months.

Princes Dock is situated in the proposed redevelopment scheme of Liverpool waterfront; Liverpool Waters. With more than 225,000sq ft office space, it is home to 35 businesses and over 2,500 employees for some of the UK’s largest firms including KPMG and PwC.

Office space on Princes Dock is set to expand after permission for a new 100,000sq ft build was granted by Liverpool City Council last month. Number Five Princes Dock, formerly referred to as William Jessop House, was first announced at MIPIM in Cannes earlier this year.

THE Liverpool office of Lambert Smith Hampton has completed a lease to  Toolstation at Delphwood Drive, a prominent industrial estate situated close by to St Helens town centre.

The property, which comprises approximately 5,800sq ft includes a detached warehouse of steel portal frame construction, in addition to an ancillary block offering mess room, toilets and office accommodation.

Toolstation Ltd is a rapidly growing multi-channel supplier of light-side building materials and tools accessories and hardware products and the site at Delphwood Drive will be used to operate a trade counter serving the St Helens’ market.

Divisional Director of Agency & Investment at LSH’s Liverpool office Robert Diggle said:  “We received enquiries from a number of trade counter operators during our marketing campaign and are pleased to have agreed terms and secured a letting to Toolstation”.

Managing director of Adept Consultancy, agent for Toolstation, Philip MacLauchlan, said; “This unit provides an excellent location from which Toolstation can increase their operation within the St Helens market.  Toolstation now have more than 220 branches open or under development throughout the country and continue to open three or more new trade counters every month.”

TWO new occupiers have taken up space at 19 Market Street in the heart of Altrincham, Greater Manchester.

Robot Creative has taken Suite 3 providing 269sq ft at an all-inclusive rent of £810 per month and Direct Airport Parking Investment has taken Suite 2 comprising 128sq ft at an all-inclusive rent of £385 per month, both for terms of 12 months.

The 1,430 sq ft building was acquired by a private landlord and has undergone a comprehensive refurbishment to create a bespoke serviced office solution with full plug and play facilities, kitchen and on-site meeting room.

Daniel Lee, director Regional Property Solutions who let the offices, said: “The office suites are ready to go with phone and broadband already installed and we let these two suites very quickly with interest in the remaining two.”
