TalkTalk offices taken to market

THE TalkTalk offices in Warrington and Irlam near Manchester, totalling 100,000sq ft, are available to new tenants.

This follows TalkTalk’s decision in June to consolidate its North West operations by relocating from the two buildings to Soapworks in Salford Quays in early 2017.

Commercial property agents Canning O’Neill and JLL have been instructed to dispose of the space.

Stanford House in Birchwood, Warrington and Northbank House in Irlam – measuring 54,793sq ft and 48,417sq ft respectively – are being marketed on a leasehold basis.

The agents say both buildings are built to a high specification and the fit outs include fully equipped restaurants and gyms as well as very efficient and cabled office accommodation, with back-up power, which could represent significant savings for any ingoing occupier.

In addition, they say the schemes offer virtually unrivalled allocations of car parking spaces.

Canning O’Neill director Mark Canning said: “As a firm, we have developed a detailed knowledge of both buildings over many years, having first acquired and then disposed of both on sale and lease backs, on behalf of The Carphone Warehouse.

“At Stanford House, planning consent has previously been granted for an additional office building of 45,000 sq ft on the site, which could take the total square footage to just under 100,000sq ft – an opportunity that may prove to be of interest to businesses which are looking to expand in the future.”

Chris Mulcahy, director, office agency of JLL, which advised Carlyle Group on the TalkTalk deal at Soapworks with Canning O’Neill, added: “The out of town office markets are currently performing well with activity and take-up being above the 10-year average.

“This, coupled with the fact that there is a limited number of opportunities to acquire buildings of around 50,000 sq ft in the out of town office markets, means that both buildings are attractive letting propositions and should compete well in the both the regional and local markets.”
