Prime office city centre office building back in play

THE remodeling and fit-out of 55 Spring Gardens in Manchester’s central business district has been completed.

CBRE’s Manchester Building Consultancy team carried out the work on the 56,188sq ft property on behalf of owners CBRE Global Investors.

In response to local demand for contemporary and versatile space office, CBRE says it managed the works at Spring Gardens to increase the net lettable area and enhance the overall design.

The property provides eight floors of prime, contemporary and adaptable office workspace.  It also benefits from a sky suite with a rooftop garden terrace and shared tenant collaborative amenity space.

It now offers a range of adaptable space to occupiers including a versatile lounge with events, interactive breakout space on the ground floor alongside bike racks, showers and a heating drying room. The main lounge provides a showroom for occupiers and brands within the building and is now utilised for various activities from small meetings to promotional events and launches.

Angela Seddon, senior director of Building Consultancy at CBRE Manchester, said: “Increasingly we are seeing demand for prime office space which is flexible, open plan and has a multitude of bolt-on features designed to attract and retain employees and customers alike.

“Feedback from occupiers at 55 Spring Gardens has been overwhelmingly positive. Many have commented on the ‘wow’ factor of the building including the availability of breakout and event space which is truly unique in Manchester.”

Rob Trevor, senior director, UK Funds, CBRE Global Investors, said: “Our challenge as investors is to satisfy the diverse requirements in the dynamic Manchester marketplace.

“We are addressing this at 55 Spring Gardens and are very excited about a new concept for the traditional office core.

“A great deal of thought has gone into making the space work for occupiers and the feedback from our first tenants, Turner and Townsend, has been very positive and a good example of great design improving the work environment.”
