Double deal for techie firm at One Didsbury Point

REAL estate company Cushman and Wakefield has acquired 13,240sq ft of Grade A office accommodation at One Didsbury Point in the Disbury area of Manchester for two high-tech firms.

The company has acted on behalf architecture, planning, engineering and technology firm IBI Group and Sapphire Systems, an enterprise resource planning for IT systems specialist.

IBI has taken 9,512sq ft and Sapphire will occupy 3,728sq on the first floor of the building with both agreeing 10-year leases. Quoting rental levels at the building are at £18.50 per sq ft.

One Didsbury Point is a four storey Grade A office building on Princess Parkway within close proximity of the vibrant amenities of West Didsbury and Didsbury Village.

The building was acquired by Titanium Real Estate in May of this year and has been refurbished to attract new tenants.  Only one floor of  about 13,500sqft remains available with good interest being reported by the letting agents.

Neil Lewin, deputy regional director, UK & Ireland at IBI, said: “We were attracted to Didsbury Point for two reasons; the high quality accommodation and the fantastic location.

“The property occupies a high profile position fronting the Princess Parkway, the primary arterial route linking Manchester city centre and Manchester Airport and with an array of shops and leisure facilities only a few minutes’ walk away, we knew this would appeal to our staff.”

Rob Yates, director and head of North West office agency at Cushman & Wakefield, added: “One Didsbury Point is currently one of the best office developments with availability in South Manchester.

“The quality of the accommodation, usability of floorplates and its high profile location appeal to savvy occupiers who are finding the supply of quality accommodation in this area of our region limited due to the lack of new developments and existing stock.”

Richard Bousfield, managing director of Titanium, said: “Completing these lettings, within months of our purchase affirms our decision to invest; and we are confident of filling the second floor once all works are complete.”

CBRE represented the landlords.
