Full house at Dorset industrial estate

One of the largest multi-tenant industrial estates in Dorset is now fully occupied following the latest letting by property consultancy Vail Williams.

Priory Industrial Park in Christchurch, just off the A35 between the town and the New Forest and Southampton, comprises 123,154 sq ft with units ranging in size from 1,551 sq ft to 15,418 sq ft.

Christchurch-based company Avon Magnetics signed a 10-year lease on 11,921 sq ft at unit 10 – the expanding company is a leading provider of advanced design and flexible manufacturing capabilities in the electronics industry.

One of the recent lettings included units 1-2 to Smeda Sports, with the 15,418 sq ft space now serving as an indoor centre for racquet sports padel and pickleball.

Unit 15, at 4,161 sq ft, was let to Gozney, a pizza oven manufacturer named after the local founder Tom Gozney.

At 1,551 sq ft, unit 20 is occupied by QCC Investments, a diverse portfolio of renowned hospitality and event venues in Christchurch, including The Thomas Tripp, widely regarded as one of the best pubs in Christchurch and beyond, TT Events, Bodega Christchurch, Bodega Southbourne and the Christchurch Music Festival.

Bryony Thompson, a partner at Vail Williams, which has South Coast offices in Bournemouth, Southampton and Portsmouth, handled the lettings on behalf of the estate’s private owner.

She said: “Priory Industrial Park, which derives its name from the town’s ancient Christchurch Priory, is now fully occupied following the letting to Avon Magnetics.

“Christchurch is one of the most established industrial areas in the region, with excellent transport connectivity, and occupier demand is strong, particularly with the growth in third-party logistics and online retailers as well as defence, aviation and maritime.

“Limited existing and new-build supply, combined with industrial land lost to alternative uses, has also led to strong rental growth in both new and second-hand industrial space.

“This is the second multi-tenant industrial estate in the area which is full – unrelated Christchurch Trade Park in Somerford Road has also called full house, with all nine units now leased.”
