Demolition starts to make way for 750 homes in Coventry

Demolition has officially begun in Spon End, Coventry, marking the first step in a major regeneration project that will deliver over 750 new homes across three phases.

Citizen Housing Association, in collaboration with The Hill Group, is starting with the demolition of Kerry House, Milestone House, and Trafalgar House as part of the redevelopment plans.

The demolition process will begin by removing internal fixtures and fittings before bringing the buildings down.

The first phase will see 158 homes demolished, with plans to replace them, subject to planning approval, with 261 affordable homes.

Of these, 209 will be social rent homes, and 52 will be rent-to-buy properties, available at 80% of the market rent.

Kevin Roach, director of Regeneration at Citizen said: “We’re pleased to see the demolition work begin as part of the first phase of the regeneration. This project will provide energy-efficient affordable housing, more green spaces, and improvements to the River Sherbourne area. It’s a long-term regeneration project, and we’ve been working closely with the community to incorporate their feedback. We look forward to the next steps, including starting construction in Spring 2026.”

The buildings being demolished were built in the 1960s and have recently been used in BBC productions like This Town, My Name is Leon, and Phoenix Rise.

Councillor Jim O’Boyle from Coventry City Council said: “This project will bring many benefits to the area, including new, modern homes and improved green spaces. The current buildings are outdated, and it’s great to know they’ll be replaced with more energy-efficient homes and open spaces, with the River Sherbourne as a central feature.”

The project is expected to be completed by late 2028, with demolition work finished by early 2026 and construction of the new homes starting in Spring 2026.
