New agents appointed at Birch Coppice

IM PROPERTIES has instructed Colliers International and CB Richard Ellis as agents on Birch Coppice Business Park in north Warwickshire.

The pair, both based in Birmingham, will market the 400-acre development, near Junction 10 of the M42, with incumbent agent Eagleton & Co which has represented IM on this scheme since its inception.

Phase one of the development comprises 120-acres, of which 10 acres is available, with current tenants including CEVA Logistics, Euro Car Parts, Severn Trent Services and UPS.

Phase two of the development, which has received outline planning permission from North Warwickshire Borough Council, will provide a further 124-acres, comprising up to 2m sq ft of warehousing.

Last year online grocer Ocado announced it would be moving to the site and building a £200m distribution hub on 35 acres of land.

Richard Meering, senior director in industrial agency at CBRE, said: “Birch Coppice has already enjoyed significant success, with phase one of the development almost fully occupied.

“As the Ocado deal demonstrates, demand for distribution space is far from receding.

“Retailers, in particular food and discount retailers, have dominated take-up in the last year or so and look set to continue driving occupier demand.”

In other news, swimwear brand Zoggs has moved its UK distribution hub to the Woods Bank Estate, in Wednesbury, due to business expansion.

The Australian business was previously housed at the Swimming Teachers’ Association in Walsall.

It is now operating out of a 21,259 sq ft warehouse on the estate, which is owned and managed by London and Cambridge Properties.

Zoggs was represented by DTZ in Birmingham and 10-year lease has been agreed, at £106,000pa.
