Richborough completes sale of land in Warwickshire for new housing

Richborough Estates has completed the sale of an 11-acre site in rural Warwickshire to Lioncourt Homes, paving the way for a new housing development.

The Mansell Farm site, which abuts the western edge of the village of Newbold-on-Stour, is currently in agricultural use but has consent for 60 new homes.

More than 35% of the area is set to be retained as woodland or open space and the development will include a dedicated children’s play area and car park for the adjacent St David’s Church.

The new homes have been designed to be in-keeping with the existing feel of the village with large gardens and open spaces throughout the low-density development.

Paul Campbell, joint-managing director at Richborough Estates, said: “We have received significant support and positive sentiment from the community throughout this process, which has been fantastic. Local people have recognised that new homes and families moving into the area will help to support existing facilities.

“While there has been widespread discussion on the national housing crisis, there is also a significant issue in relation to affordability, particularly around Stratford-upon-Avon where many existing homes are priced at a premium that can be off-putting to purchasers.

“The delivery of these new houses, 35% of which will be affordable, will ensure that Newbold-on-Stour will continue to thrive while retaining the key characteristics and charm of this quintessentially English rural village community.”

Richborough Estates has also worked with the landowner to help relocate the existing farm operations to a modern, purpose-built complex.

Colin Cole, chief executive of Lioncourt Homes, said: “A great deal of care and attention has been given to the design of these new homes and we are now looking forward to beginning work on the delivery of the site, creating what we are sure will be a significant addition to Newbold-on-Stour.”

The A3400 Shipston Road bisects the village and runs directly to Stratford-upon-Avon, which is seven miles to the north.
