City centre office block re-launched after £2.2m refurb

An office building in the heart of Birmingham’s Colmore Business District which was acquired last year for £8.9m has been re-launched to the market following a £2.2m refurbishment.

60 Church Street, formerly known as Embassy House, has undergone a 12-month programme of improvements and reconfiguration to improve the reception and entrance, common areas and upgrade the office specification.

Cycle facilities with showers, drying and changing areas have also been installed at basement level to offer enhanced amenities for occupiers.

The refurbishment has attracted recruitment company Capital Outsourcing Group (COG) which has relocated within Birmingham’s CBD from 24 Bennetts Hill to the 10th floor of 60 Church Street, which offers panoramic views across the city and Jewellery Quarter.

The refurbishment was carried out by the landlord Catalyst Capital, which acquired the building in 2017 from Royal London Asset Management.

Located on the corner of Church Street and Cornwall Street, the building comprises 64,000 sq ft of space over 11 floors, including a new rooftop terrace for exclusive use by an occupier of the fourth floor.

Recent lettings have included Trinity Mirror Group and Thompsons Solicitors, and there is currently strong interest in the remaining space.

Sarah Cooper, portfolio manager at Catalyst Capital, said: “We have provided an improved building environment and provision for our occupiers at 60 Church Street, by focusing on a better arrival experience and occupier provision. This has been well received by existing and new occupiers as demonstrated by the most recent letting to Capital Outsourcing Group and we are delighted by the interest we are seeing in the remaining space.”

Cushman & Wakefield and GVA are joint letting agents on the building.
