One unit remaining at speculative scheme

LCP, the commercial property and investment company, has one vacant unit available at its speculative development within its flagship Black Country business estate.

Phase two of Prime Point, at The Pensnett Estate, comprises 100,000 sq ft of industrial units.

Stiltz, the home lift company, has secured a lease on 36,000 sq ft in building E, Total Kare, which specialises in lifting and testing equipment for heavy duty commercial vehicle workshops, has leased a 24,500 sq ft unit, while Glendenning has leased a 17,000 sq ft building, leaving just unit G2 vacant.

It comprises a warehouse of 21,155 sq ft, with 10 metre eaves height. The unit also has fully fitted ground and first floor offices of 3,358 sq ft and externally there is an extensive demised yard, which includes 42 car parking spaces.

Paula James, LCP’s industrial lettings manager, said Prime Point sits within DY5, Dudley’s business and innovation enterprise zone, which qualifies occupiers for benefits, including up to £55,000 a year business rate discount over a five-year period.

“The response we’ve had over the past few months – and the success in securing subsequent lettings – demonstrates that there is demand for units of this type and size in the region,” she said.

“With just one building left at this development, we and our marketing agencies are confident that we will soon find a suitable occupier, despite the challenges we face in the market.”
