Pharmaceutical firm signs up to warehouse

Harris Lamb has let a Birmingham warehouse on a ten-year lease to a pharmaceutical firm.

The 16,500 sq ft unit on Hockley Industrial Estate was taken on a 10-year lease by Klanza/MPharm with a five year break clause and is to be used as a distribution centre for pharmaceutical products.

Tom Morley, of Harris Lamb’s agency team, said: “Industrial property throughout the Midlands remains in short supply, with those opportunities becoming available being snapped up very quickly.

“This particular opportunity, Unit 4, has been fully refurbished to a high standard, combining a warehouse with a 5.8m eaves height and two level access loading doors with two-storey offices,  a canteen area and 22 car parking spaces on the popular Hockley Industrial Estate.

“This is a secure, gated estate which occupies a prime location one mile from Birmingham city centre, three miles from the M6, providing excellent access links to the UK motorway network, making it a preferred choice with distribution firms. It  is also located just outside the city’s new Clean Air Zone, a factor that has become a key consideration for occupiers since it was brought into force this summer.

“While there has been talk of a number speculative new industrial schemes being earmarked for Birmingham and the wider Midlands area, the shortage of warehousing in the region remains a real issue. This particular estate is now at full capacity.”

Harris Lamb acted as joint agent for the estate alongside JLL.
