First homes go on sale at £44m development on former engineering works site

The first homes to be built as part of a £44m redevelopment of a former engineering works site have gone on sale.

The £44 million scheme is located just one mile from Walsall town centre on the site of the former Caparo Engineering works and features a range of two, three and four-bedroom properties.

The scheme by housebuilder Lovell and residential developer whg is the first for the organisation’s joint venture, Anthem Lovell.

Stuart Penn, regional managing director for Lovell, said: “There is a rapidly growing demand for houses in Walsall, not least given its connectivity to Birmingham, so we must think proactively about how we can provide homes quickly and how we can utilise stalled brownfield sites. Lockside is a key example of one such site that has been derelict for years but provided an ideal opportunity for housing generation under a brownfield-first approach.

“We’re really pleased to have now launched this development. Although Lockside’s dedicated, brand-new show homes will officially open in the spring, exceptional demand for the site has allowed us to release plots early, which are currently available by appointment only via our neighbouring Saints Quarter marketing suite.

“We look forward to continuing our work with whg to bring even more high-quality homes to the market in the West Midlands.”

Rebecca Bennett Casserly, whg’s corporate director of development, said: “We’re really excited to see the launch of this new neighbourhood in Walsall. Lockside is in a great location and demonstrates how, through partnership working, derelict sites can be successfully transformed into desirable places of well designed, low carbon homes at a range of affordability levels.

“Alongside homes for outright sale, the development will also include those for affordable rent and shared ownership, as well as a 50 apartment- wellbeing scheme for over-55s. Through this mix of tenures we aim to create a thriving, sustainable new place that people are proud to call their home.”

The launch of Lockside comes as Lovell has secured the sale of all released open market homes at its Saints Quarter development in Wolverhampton, which has also been developed in partnership with whg.

The 151-home development includes 89 open market and 62 affordable homes, which were launched to the market in February 2020.
