Major refurb of Birmingham city centre building starts
Work has started on the £5.5m refurbishment of the former St Phillips Point office building in Birmingham city centre.
Owner Oval Real Estate is transforming the building into a modern office development, which when finished will comprise 65,000 sq ft of refurbished Grade A workspace, with flexible floorplates from 1,849 sq ft to 14,662 sq ft, over ten floors.
As well as newly refurbished office space, the building, which has been renamed Arca, will provide a range of on-site tenant amenities including a large roof terrace, meeting rooms, cycle storage, shower and changing facilities, secure lockers, and car parking. The double-height reception has also been remodelled to include a tenant and visitor lounge, and collaborative workspace.
Phase one of the works includes the refurbishment of five floors of offices, reception and shower and changing facilities. The first floor will be finished in July, with the completion of all the office space and common parts scheduled for October.
Eos Interiors has been awarded the multimillion-pound fit-out contract. The Birmingham-based company specialises in interior office design and has previously worked with Oval Real Estate on One Colmore Square and The Bond, Digbeth.
Will Parry, head of regional investment at Oval Real Estate, said: “Oval acquired the property in 2022 with a view to repositioning the building in the market. St Phillips Point, whilst occupying a prime location in Birmingham’s central business district, required a complete refurbishment for it to meet the standards expected of today’s discerning office occupier.
“Working with Eos Interiors, in Arca we are creating a building that not only offers high specification office space, but delivers on its health and wellbeing credentials too, which is what occupiers want.”
Peter Leach, director at Eos Interiors, said: “Oval Real Estate shares our passion for creating sustainable and innovative places for people to work in and we are delighted to be working with the team again on this exciting new project.”
CBRE and Cushman & Wakefield have been instructed as joint agents to market the office space.
Theo Holmes, senior director and head of office agency at CBRE in Birmingham, said: “There is a dearth of well located, Grade A office space in the city centre, so the addition of
65,000 sq ft will be very much welcomed.
“Oval has a proven track record of delivering well-designed, high-quality developments and Arca will be no different.”
