Midlands property agent sells Dellner building for £2.9m

Nottingham-based Savills, on behalf of Ravensbourne, has sold the Dellner building on Wellington Road in Burton on Trent, Staffordshire.

It was sold for £2.9m to a private investor, with the sale price reflecting a starting annual profit of 6.5%.

The building is a manufacturing unit covering 32,365 sq ft, including 3,000 sq ft of office space on two floors.

It’s situated on a plot of land spanning 1.91 acres, with space for 35 cars, two EV charging points, and direct access from Wellington Road.

The entire property is leased to Silentbloc UK for 10 years, which started from June 1, 2020, with an annual rent of £200,000.

The property is located near the A38, making it easy to reach the Branston Junction of the A38 and the national highway system. Close businesses include Wickes, B&Q, The Range, Unilever, and Holland & Barrett.

Victor Ktori, head of office and commercial department at Savills Nottingham said: “This is a great manufacturing and office building in Burton on Trent which has an excellent location with strong roadside prominence. The investment offered the buyer a high quality building with great income in a sector in high demand.”
