£450m city centre redevelopment delayed

The £450m redevelopment of Coventry city centre has been delayed due to new fire safety rules.

Regulations that came in earlier this year now require all new buildings more than 18m (59ft) high to have at least two stairwells, meaning that some buildings involved in the project will have to be redesigned to fit the regulations.

Applications for the project were going to be submitted in summer 2023 but will now be sent off at the end of the year.

The City Centre South regeneration covers an area including Hertford Street, Market Way, City Arcade and Bull Yard and over the next ten years will create a central quarter for Coventry, delivering around 1,500 homes along with retail units, hospitality and leisure facilities.

The scheme has been designed by London-based architects Allies & Morrison and developers Shearer Property Regeneration.

Following Coventry’s success as the UK City of Culture and a host city for the Commonwealth Games, more than £750m has been invested in the city with developments such as the upgrade of Coventry railway station, an indoor waterpark and the first phases of the Friargate district.
