Birmingham office building refurbished to Grade A

A Birmingham Central Business District office building has been relaunched following an extensive refurbishment.

134 Edmund Street will offer a new reception and business lounge, gym, and communal roof terrace as well as being renamed as the Billiards Building, which pays tribute to the building’s former use as a factory for billiards tables, operated by Padmore & Sons.

Half of the 83,000 sq ft office space is already let, with 34,000 sq ft set to become available early next year, with Cat A and fitted floorplates ranging from 4,000-8,400 sq ft.

The Billiards Building is now powered by electricity, which has improved its EPC rating from E to A. This represents a 67% reduction in energy usage and will reduce the building’s carbon emissions by 52% a year, the equivalent annual carbon emissions of 93 petrol cars.

Its owner, property developer and investor Grosvenor, has a regional office portfolio comprising 500,000 sq ft of office space in the UK’s core cities, including Manchester, Bristol, Leeds, and Birmingham.

Fergus Evans, office portfolio director at Grosvenor said: “The relaunch of 134 Edmund Street as the Billiards Building shows how existing buildings can be refurbished to create Grade A office space.

“Our retrofit has significantly reduced the building’s annual carbon footprint and avoided the huge embodied carbon impact of replacing it with a new building. It now offers best in class facilities in a prime location at the heart of Birmingham’s CBD.

CBRE and JLL have been instructed as joint agents to market the office space.
