Property consultancy appointed to 220 apartment scheme

Property specialist Centrick has been appointed as a consultant for a build-to-rent (BTR) project currently underway in Birmingham city centre.

Centrick will work with real estate investor AM Alpha on the development formerly known as Westminster Works, which will feature 220 BTR apartments on Alcester Street in Digbeth.

The firm will assist AM Alpha in adapting the project from its original build-to-sell design to meet the needs of renters.

Consulting areas include onboarding processes, resident engagement platforms, ongoing feedback programs, specifications, layout and amenity space planning, car parking strategies, M&E-related operational costs, staffing strategies, recruitment, training academy, utility and ESG strategies, and more.

AM Alpha purchased the Westminster Works development last year in a £50m deal.

The Westminster Works complex will be set over seven storeys and comprise a mixture of one and two-bed apartments.

Residents will have amenities such as a concierge service, 24/7 security, a gym, and smart building technology.

Jane Morcom, Centrick’s group business director, said: “We are excited to be working alongside AM Alpha on this tremendous project. We’re considering not just the superficial elements of the scheme but also the operational strategies that make the resident experience simple, easy and hassle-free.

“For nearly 20 years, Centrick has built its reputation for delivering the right expertise and proactivity to stabilise and transform the diverse and sizeable residential portfolios for institutional funds, developers and large-scale portfolio landlords. Our dedicated and experienced VICI build-to-rent team operates nationwide and the flexible service we offer is perfectly placed to help AM Alpha achieve its strategic objectives.”

Completion of Westminster Works is expected in early 2026.
