Woodland retreat hits the market for £7.75m

An award-winning woodland retreat has been brought to market with a price of £7.75m.
The 46-acre Quarry Walk Park in Alton, Staffordshire, dates back to the 1900s when it was a sand and gravel quarry.
It started life as a caravan and camping site in 2003 by the current vendor, with the first log cabin built in 2004. The business now comprises 44 lodges/log cabins and 21 glamping pods with a dedicated caravan, motorhome and trailer tent area.
A masterplan is in place which outlines a series of proposals for further development opportunities such an 80m sq café, the redevelopment of the existing caravan club touring fields into 12 new glamping pods and four lodges with a central pool, hot tub and fire pit, as well as 23 multi-level cabins/glamping pods and 21 glamping/lodges on the lower field at varying levels.
The retreat is being marketed by CBRE’s operational real estate (OPRE) team for a private client.
Shaun Skidmore, senior director of CBRE’s OPRE team commented: “This is a key investment and development opportunity for the right operator and/or investor to acquire a popular and well-established woodland retreat close to a number of tourist attractions including Alton Towers, the Peak District National Park, Uttoxeter Racecourse, Peak Wildlife Park and Chatsworth House. It is ideally placed and offers a range of future redevelopment plans.”
