Deeley seals the deal for three Midlands projects

A Coventry-based construction and development company, Deeley Group, has finalised deals to deliver new homes and care facilities for adults with complex needs across the Midlands.

The firm has secured three projects, which include two care homes and up to nine custom-built homes, with developments spanning the West Midlands, Warwickshire and Leicestershire.

In Warwickshire, a land deal near Bishop’s Tachbrook could see the creation of nine single-story homes.

Deeley Group worked directly with the landowner to ensure the project also reserves seven acres for public open space and biodiversity improvements. A planning application is expected within six months.

Work has already begun on two care home developments, marking the fifth and sixth projects Deeley Group has delivered in partnership with Exemplar Health Care.

Dean Weldon, development manager at Deeley Group said: “It has been fantastic to get these three deals over the line and further strengthen our development pipeline for 2025. Partnership opportunities have underpinned the growth and success of the business in recent years. Exemplar Health Care have been, and will continue to be, one of our key partners moving forward and our strong relationship with their team has enabled the smooth completion of two of these deals.”

The first site, in Radford, Coventry, will feature a 38-bedroom care home for adults with complex needs. It replaces the former St. Nicholas Church, which closed before redevelopment.

Deeley Group collaborated with the Diocese of Coventry and the landowners to maximise community value, overseeing the acquisition and onward sale to Exemplar Health Care and construction.

The second care home will be a 36-bedroom facility in Coalville, Leicestershire, designed to support adults with complex mental health conditions, neuro-disabilities, dementia and physical disabilities.

Deeley Group acquired the former Coalville Van Centre site and partnered with Exemplar Health Care to move the project forward.

Weldon continued: “We’re excited about the potential of the planned custom-build homes scheme in Warwickshire. The completion of this land deal demonstrates our ability to progress the delivery of new homes in a variety of different tenures. This will be the first time the business has tested the new and emerging market for custom-built homes. Further information on these plans will be shared as we bring the development to planning submission in the coming months.”

Both care homes are now under construction and are expected to be completed by 2026.
