Birmingham office demand rises, with out-of-town space leading the way

Birmingham’s office market saw a 13% increase in take-up during the first quarter of 2025, reaching nearly 195,000 sq ft, according to the latest Big Nine report by Avison Young. Much of this growth was driven by demand for out-of-town space, which hit 119,325 sq ft, the highest level since late 2021. City centre take-up, by contrast, slowed to 75,522 sq ft, though some larger deals are still pending and expected to complete later in the year.
