Solihull business park attracts Black Country business Aqualux

HOME improvement supplies business Aqualux Products is relocating from its base in Wednesbury to Solar Park in Solihull.

Aqualux Products is moving to Unit 300 at the business park, a fully refurbished 57,058 sq ft warehouse owned by Ignis UK Property Fund. It has relocated from its Universal Point premises in Wednesbury, which it has occupied since 2005.

It has agreed a ten year lease with a five year break. Financial terms were not disclosed.

It is the second big win of the month for Solar Park. At the start of February a 31,137 sq ft unit was let to Centor Europe , a manufacturer of sliding door systems.

Aqualux Products, part of the Fetim Group, said the move will allow it to integrate its shelving, flooring and window-decoration businesses with its sanitary division.

Alastair Murray, finance director at Fetim Group UK, said: “Solar Park is a great location that provides a multitude of benefits, including ready access to the national transport networks.

“Whilst we have flourished at our Wednesbury location, we recognised the potential for improved communications that is offered by the M42 Corridor and Solar Park specifically.”

The deal was done for Aqualux by Birmingham-based property consultancy Lambert Smith Hampton (LSH). GVA acted on behalf of Ignis UK Property Fund, which owns Solar Park.

Alex Carr, industrial agency director at LSH in Birmingham, who acted on Aqualux’s behalf, said:  “Aqualux’s premises in Wednesbury were no longer suitable for the company’s on-going property requirements.”
 
LSH also worked in conjunction with Aqualux’s existing landlord and its agent Jones Lang LaSalle to agree an early surrender of its lease at Universal Point.
 
The vacated unit at Universal Point was let simultaneously to PRD Fasteners who were advised by DTZ.

Simon Lloyd, head of industrial at DTZ in Birmingham, said: “The transfer of Aqualux Products’ activities to Solar Park in Solihull created an excellent opportunity for PRD Fasteners to relocate from a number of sites in the neighbourhood and consolidate its operations in a single highly accessible building, thereby enabling their business to grow.”
