Spade in ground at Warwickshire business centre which is already fully pre-let

WORK has started to create Warwickshire’s first major speculative development in five years – and all 14 units have been reserved.

The Trident Business Centre, developed by property developer and investor A C Lloyd, will not be completed until the autumn but already all the units have been secured by companies involved in a range of sectors from retail to engineering.

The 14 units on Tachbrook Park range from 1,000-3,000 sq ft in size and could bring around 50 jobs to the site, it is suggested.

Des Wynne, director at A C Lloyd, said the company’s belief that there was sufficient demand for a speculative scheme had been vindicated by the overwhelming interest.

“While this take-up is obviously good news for us and the development, it speaks volumes about the health of the local economy,” he said.

“We decided to press ahead with a speculative development when there were very few being considered across the country, let alone locally.

“It was a decision based on the signs of health in the local economy and the success has shown that there are plenty of companies looking to expand and put down roots in this area.

“The purchasers are very eclectic in terms of sector and there is no real pattern – other than they are most local firms doing very well.”

“Confidence has been in short supply in recent years and is still very weak in many areas of the UK, but the fact that so many businesses in this area feel assured about their futures, is very good news.

“The initial interest and the fact that so many companies have backed themselves, means we have been discussing a phase two with A C Lloyd.”
