Spec development underway at Bentley Bridge

CONSTRUCTION of the first speculatively built small unit scheme at Bentley Bridge Business Park in Wolverhampton has now started.

Bentley Bridge Business Park is being developed by Clowes Developments UK Ltd and is due for completion by February 2015. The new scheme will be known as Phase 2 and is located off Wednesfield Road.

It will consist of a range of units available from 5,000 sq ft – 33,000 sq ft. The development is intended to appeal to the retail trade counter sector and to smaller e-tailing, warehouse and manufacturing concerns.

James Richards, development director at Clowes, said: “Following the success of phase one of Bentley Bridge Business Park, which is fully let to chain manufacturer Donghua (UK), Principal Hygiene, Euro Car Parts, Toolstation and Wolverhampton City Primary Care Trust, we are confident that Phase 2 will be successful.

“We decided to develop the scheme speculatively as we believe that there is sufficient demand to cater for the new units and allow us to offer new stock immediately to these occupiers.”

DTZ and JLL are joint marketing agents on Bentley Bridge Business Park.

Jonathan Robinson of DTZ’s industrial agency team, said: “Bentley Bridge has established itself as key location for the industrial, retail and leisure sectors in Wolverhampton.

“The Phase 2 development has been eagerly awaited by occupiers in the area.

“There have been some positive signs of improvement in the local economy and we have seen several enquiries forthcoming from both existing and new companies looking to expand and put down their roots in the local area.”
