Dunedin achieves crucial milestone in Charles House refurbishment

DEVELOPER Dunedin has completed the latest stage of its ongoing programme of refurbishment at the Great Charles Street Estate.

The company has completed work on 34,000 sq ft Charles House, fully upgrading each of the building’s nine floors to provide air-conditioned office suites from 1,750 sq ft. A new boutique-style reception has been installed on the ground floor (see below).

Charles House is one of seven buildings comprising the Great Charles Street Estate, which was acquired last year by AG Dunedin Birmingham Estate Venture, a joint venture between Angelo Gordon and Dunedin Property Asset Management, from Aviva for £22m.

Gordon Kellie, of Dunedin, said: “Each of the buildings on the estate has its own very distinct feel and we wanted to ensure that through the refurbishment process we were bringing their characteristics back to the fore to create a sense of each building holding an appeal to a wide range of occupiers.

“While we are working closely with interior design experts Space Invader, to bring out the personality of each of the individual buildings, we are also keen to create a sense of community and shared space across the estate.

“We are now looking forward to having discussions with occupiers keen to secure a well-appointed, high quality office space at the heart of Birmingham.”

Bilfinger GVA and LSH are joint letting agents on the development.

The new reception area at Charles HouseGeorge Jennings, director at Bilfinger GVA, said: “The buildings at Great Charles Street Estate offer a perfect balance of style and substance, providing high quality space for occupiers with a requirement for smaller floorplates. We have already seen good interest in Charles House prior to the completion of these works, which speaks volumes of the quality of the refurbishment and the development’s location in the city.”

Alex Tross, LSH, said: “Charles House is perfect for a smaller but established company, with a great location close to the traditional city core and Birmingham’s main transport links.  The redevelopment of the Paradise site will be a huge benefit in opening up new pedestrian routes that connect Great Charles Street to Victoria Square and the city’s wider commercial, retail and leisure locations.”
