Building Briefs: WSB secures second KFC deal; Pub goes on the market; Allerthorpe Business Park attracts new occupiers; and more

WSB Property Consultants has secured a second drive-through site in as many months for one of KFC’s major franchisee operators, Marsden Caterers of Sheffield.

After acquiring a site and securing planning permission on the Beacon Business Park on Brighton Street in west Hull, Marsden Caterers has completed the purchase of the former McDonald’s drive-through restaurant on Beverley Road.

Marsden Caterers will invest around £1m in the property over the next 12 months, creating more than 25 full and part-time jobs for the area.

Adam Mobley, partner of Leeds-based WSB Property Consultants, said. “This opportunity presented itself and we were quick to react to make sure we secured the site, there is a large customer base in the immediate vicinity, which made the site very attractive to our client.

“We currently have a target of 20 towns where we are seeking suitable sites for Marsden Caterers and our client is keen to expand, therefore we have to snap up opportunities like this.”

The Bay Horse, BaildonTHE Leeds office of Colliers International has been instructed to sell The Bay Horse Pub in Baildon village near Bradford.

Colliers has set a guide price of £275,000 for the property, located on Browgate, the main entrance route to the village.

The three storey building has an open plan trading room with bar and a pool room to the rear. To the first floor there is managers’ accommodation with three bedrooms, a living room, kitchen and bathroom and the second floor attic has capacity for conversion to provide three further bedrooms.

The property also includes a small car park to the side and external beer terrace.

The Bay Horse is for sale on a freehold basis and is suitable for alternative use subject to planning permission.

Challenger Customer CareTWO YORKSHIRE entrepreneurs with extensive construction and building services experience have launched a new business.

Doncaster-based Challenger Customer Care is owned by Richard Hutchinson and Ben Wilkinson, who between them have over 30 years’ experience in the surveying and contracting industry.

Their business idea came about following their time working for some of the UK’s leading housebuilders and contracting companies, where they identified a gap in the market for a company that could manage the subcontractors that provide responsive repairs as part of a housebuilder’s two year NHBC (National House Building Council) warranty.

Mr Hutchinson said: “Our aim is to make the whole process for the housebuilder as simple and straightforward as possible. Having worked on the developer side myself, I know how costs for repairs work within the warranty can add up, whereas we take care of this and ensure that any extra costs can be recouped from the subcontractors as should be the case under the NHBC warranty.”

The company has secured its first client, Vigo Group, a business specialising in asset management with an extensive national and international property management portfolio.

Allerthorpe Park, PocklingtonALLERTHORPE Business Park near Pocklington has attracted three new owner occupiers and secured a fourth onto a new lease following a refinancing package negotiated by owners, London & Pocklington with Santander Bank.

Restructuring and improved highways work has released a further 3.5 acres of development land for specific design and build projects aimed at attracting regional owner occupiers.

York-based organisations Britcab, Urban Construction and The Stable Company all plan to create new jobs after purchasing plots at the 12-acre park.

Bond International Tyres, the tyre importer and distribution company, has taken a new  tenancy on unit 5A, a 30,000 sq ft building.

Two units, totalling 47,650 sq ft, now remain at the park.

Lawrence Hannah is joint agent with Williams Property Consultants and the scheme is being project-managed by Leeds-based Projex.

Clugston awardYORKSHIRE-based Clugston Construction has been presented with an award by Lichfield District Council for its refurbishment of supermarket chain Morrisons’ branch in Bruntwood, Staffordshire.

The project, which was nominated by the building control officer, was awarded for the “commercial and partnering approach” achieved in delivering the scheme.

As a winner in its category, the project was also automatically put forward for the Staffordshire County annual Built in Excellence awards.

The accolade was accepted by Clugston’s Russ Pask on behalf of the team, which also included Steve Siddall and Neil Bird.
