Manor to develop student residence

HULL-BASED Manor Property Group has submitted a planning application for a major new development containing more than 1,000 student properties in central Salford.

The developer has submitted proposals for 1,091 student apartments at a site close to the university.

The proposed scheme, Manor Wharf, includes office units, a cafe, gym and associated car parking and landscaping.

Manor Property Group spokesman Bill Addy said the proposals would help to transform the site and address growing demand for quality student accommodation.

“Manor will be regenerating an area of Salford which has seen many years of decline and we are looking forward to working with the planners to enable start on site later this summer in order to meet growing demand for occupancy from September 2013,” he said.

Manor Wharf has been designed by architectural practice careyjones chapmantolcher and involves the creation of a series of linked buildings ranging between six and eight storeys, with a single tower of 18 storeys at the northern end of the site. The properties would also offer views across the Irwell river and the nearby Meadows.

“This innovative yet sympathetic design will not only help to meet the growing demand for student accommodation  in this part of Manchester but will also greatly enhance this derelict site in a strategic location,” said Rob Cunniff from careyjones chapmantolcher.

Manor Property Group said the complex would also benefit from 24-hour security and fast broadband connectivity via fibre optic cables. It is also seeking a BREEAM ‘very good’ rating for the project by installing a combined heat and power scheme into the student properties.

Once complete, the properties will be managed by the firm’s own property management arm, Manor Student Homes.
