PRS scheme plans unveiled

Plans for a new Private Rented Sector (PRS) residential development with 490 units in Shalesmoor, Sheffield, have been unveiled.

ODA, LIV Group and developer The Scotfield Group, the developer who brought Ikea to Sheffield, will develop the site with units including studios, one, two and three bedroom apartments, 11 four bedroom townhouses, 4 commercial units totalling 6000sqft, new public squares and pedestrian routes, and a number of private indoor and outdoor amenity spaces for residents.

Specialist PRS advice has been provided by national Build to Rent specialists LIV Group.

The development, designed by CODA,  is one of Sheffield’s first major ‘Build to Rent’ developments to come forward.

Adam Murray of CODA Planning said: “Having such a large scale PRS development planned for Sheffield shows the confidence of developers in the city as property values rise, reflecting the growing economy and the jobs growth we’re seeing across all sectors in Sheffield, particularly professional.”

Graham Bates, CEO at LIV Group added: “We are delighted to be advising Scotfield Group on what we see as a major residential investment opportunity for Sheffield, which is now very much on the radar for the Build to Rent Sector.

The Hoyle Street development will be spread across five blocks, ranging from four to 20 floors in height.

Matt Bowker of CODA Architecture said: “Hoyle Street will be a key gateway building, which will transform the entrance to Sheffield from the north. The scale of this development means we’ve worked hard to preserve the character of the area, from the historic street pattern, the old buildings and furnace around the site and maintaining public access with high quality public space central to the development.”

Local businesses and residents will be asked to give their views on the scheme during a consultation period which begins this week, before final plans are submitted in May.
