Work commences on transformation of former care home site

Work is now under way at a new residential development on the site of the former Grove House care home in York.

Once complete, the scheme will comprise 29 apartments, with prices ranging from £120,000 to £450,000. The one, two and three-bed apartments, including affordable homes and studios, will be available in the spring of 2019.

The City of York Council approved the details of the scheme with property developer Caedmon Homes, part of the Norstar Real Estate Group, this autumn.

Pacy and Wheatley, the Doncaster-based contractors, are now carrying out works on the site.

We believe it will be especially attractive to first-time buyers, who are hoping to get a foothold on to the property ladder and to couples or people looking to downsize or retire.

“The development is clearly aimed at owner-occupiers. We are very aware of the history of the Groves as a prime residential location in York and our development will complement this.

“The affordability of the homes is a very important element of this project and we have linked up with the Halifax who can offer preferential mortgages. Combined with the Government’s Help to Buy initiative, we trust that a number of young professionals will be able to become home-owners for the first time.”

“The existing nursing home is being completely renovated in order to provide 29 residential units. Demolition of a section of the existing building and a further extension of a three-storey timber frame nature, varying alterations and refurbishments to suit the new proposed layout are all necessary.

“The current roof will be removed and an additional third level is to be installed and a new roof and coverings provided. In addition, associated external works to include a new car parking and a soft landscape area arrangement are being provided.

“The project is located in a heavily populated area of York, consideration will be continuously given to the local residents and any disruption caused by the works is being kept to an absolute minimum. The site is restricted by one-way systems and local residents’ parking. Therefore, access and deliveries pose planning issues to us, so precise coordination is necessary.”
