Plan to generate 1,000 jobs with proposed industrial estate

A site in Normanton, Wakefield, could accommodate 11 new industrial units and create nearly 1,000 jobs if planners give their approval.

Outline planning permission is being sought for green belt land off Havertop lane, near Junction 31 of the M62. The proposed units would each range from 20,000 sq ft to 60,000 sq ft in size.

They would provide a total floorspace of 49,030 sq m, including ancillary office space and could provide 992 jobs. There would also be 525 car parking spaces.

The applicant’s design statement says: “The proposals will make provision for both vehicular and non-vehicular access.

“The location of the proposal is such that the development is highly accessible by public transport, although a good standard of parking will still be required to meet the initial and proposed future growth requirements of the development.

“The design represents a positive balance between supporting the operational requirements of future business occupiers and mitigating any adverse impacts on its surroundings.”

A detailed planning statement explains the development would provide much-needed warehousing and distribution facilities, giving businesses a chance to expand or relocate.

It adds: “Market evidence suggests there is a ‘severe shortage’ of built stock in the 20,000-60,000 sq ft size range.

“This application seeks to meet that requirement in the market and is aimed primarily at meeting ongoing locally arising need.

“This is necessary for the continued functioning of the market, and without such provision local and sub-regional occupiers will continue to be frustrated and either curtail their economic activities to suit their premises or move out of area to find suitable accommodation.

“Both would be to the detriment of the local economy.”
