Scheme for 119 homes presented to city council

A developer has applied to build 119 homes on land south of Pit Lane, Micklefield.

Leeds City Council planners are considering proposals from Taylor Wimpey Yorkshire for the 4.3 hectare site.

The land, which is close to Micklefield Railway Station, has previously been allocated for housing purposes.

A statement submitted by Johnson Mowat Planning and Development Consultants, acting on behalf of the applicant, explains the scheme would feature a mix of detached and semi-detached properties, including two to four bedroom homes.

The consultants say these would deliver choice and meet local needs within Micklefield, including the provision of affordable housing.

Johnson Mowat’s report adds: “The site is sustainable given its location, and has links to services, facilities and a school.

“Also, the site is subject to no significant environmental constraints and the various technical reports produced to accompany this application demonstrate there will be no adverse impacts as a result of granting planning permission.

“The proposed development will be in keeping with the local characteristics and without detriment to neighbouring amenities.

“Other benefits include a significant amount of investment in the area in terms of the construction value and associated spend during the building period, full-time on-site jobs during the construction phase, a planning gain package and council tax revenue.

“It is clear that there is a significant presumption in favour of the development.”

A separate Design and Access Statement drawn up by Taylor Wimpey notes the scheme would make efficient use of the land available, while maintaining a high quality residential environment.
