‘Immediate and flexible’ office space to be made available

A vacant office building within RBH’s Pennine Five site in Sheffield city centre is set to be reopened.

It will be offering immediate and flexible office solutions to Sheffield’s business community in the wake of the Coronavirus outbreak.

While implementing the longer term vision for all five of the Pennine Five (P5) commercial blocks remains a priority for RBH – with design and planning work progressing behind the scenes – Block Three will be reopened to help businesses requiring new options because of the pandemic.

Located on the corner between Tenter Street and Hawley Street, the building will undergo a temporary and light-touch fit out to ensure it is ready for occupancy as early as next month.

To help tenants remain compliant with COVID-19 guidelines, thermal detectors will be installed to measure body temperature, while 150 pay-as-you-go parking spaces and cycling storage will provide alternative solutions to public transport.

Sheffield commercial agent Tim Bottrill, of colloco, explained: “The office rental market for the next six months will be unique, with businesses of all sizes impacted by Coronavirus.

An indicative visual of the proposed Pennine Five scheme

“Some companies will be looking to leave certain properties and wanting a short-term base so they can review their next steps.

“Others will be in desperate need for bigger or additional floor space – allowing them to spread desks and adhere to the two-metre social distancing restrictions.

“Block Three of the P5 site can help provide flexible and affordable rental options, with easy in and easy out terms. The space available ranges from 4,600 to 37,000 sq ft.”

The future proposals for the wider P5 site will aim to deliver a commercial campus of over 220,000 sq ft.

Office spaces will be set around a central plaza with a cafe/bar and will also feature a gym and dedicated co-working space.

A major focus is being placed on emerging office trends, such as sustainability, flexibility, and mental wellbeing.

Chloe Brook, director at RBH Properties, said: “We are progressing well with our P5 scheme and are excited to share more details with the public soon.

“However, with such a prominent and large site available, it makes sense for both RBH and the Sheffield business community to provide this short-term, flexible solution.

“There is so much uncertainty being generated because of the Coronavirus situation. We think it’s important to try and provide business owners with new and immediate solutions.”
