Westbank, a 3.8 acre island site in the heart of Leeds’ South Bank regeneration area, has been launched to market with potential for the creation of a mixed use urban development.

Joint agents CBRE and JLL have been appointed to sell the Water Lane site, which has been home to a major financial services call centre for many years and currently accommodates a 128,537 sq ft, three-storey office building with a large car park.

Situated 350 metres south of Leeds Railway Station, with access to the M621 and national motorway network, the site offers the opportunity for extensive development with a range of uses.

An indicative scheme master plan incorporates mixed use office and residential-led development across four building plots, with potential ancillary uses in a hotel, retail and F&B, as well as public realm in the form of an active green heart.

Westbank falls within the South Bank Leeds Regeneration Framework and consultations between the vendor and Leeds City Council have already established development principles for future redevelopment.
