Ex Yorkshire Water site could accommodate more than 200 homes

Keyland Developments Ltd, the property trading arm of Kelda Group and sister company to Yorkshire Water, has appointed Allsop to launch phase one of Broomfield Farm in Whitby which could accommodate 230 homes.
Keyland secured planning consent from Scarborough Council in November last year to transform the 24-acre site at Broomfield Farm in Whitby into a mixed residential use scheme of up to 290 homes with associated infrastructure and public open space.
The development in its entirety could deliver in the region of 700 new jobs for the Whitby area.
The site will be delivered in two phases, the first of which has now been launched to market by Allsop.
Phase one of the site is for sale by way of Informal Tender and the deadline for offers has been set for noon on 21 April 2021.
Situated on Stainsacre Lane, a direct route between Whitby and Scarborough, the land is the largest former Yorkshire Water residential site in Keyland’s portfolio.

“We have owned the site for some time and have worked with Scarborough Council to secure firstly an allocation for residential development and most recently an outline planning consent.
“The site has already generated a high amount of interest and we are looking forward to entering discussions with interested parties in due course.”

“We expect interest will be very strong from national and regional house builders for the opportunity, particularly given how buoyant the residential market currently is and the lack of opportunities coming to market on this scale over the past 12 months.”
For phase two, Keyland will soon seek a development partner to deliver a “six-capitals” led scheme.
Alternative development options will be assessed using the six-capitals valuation tool developed by Keyland.
It is working with Scarborough Borough Council to bring forward phase two and the scheme has been included within the council’s bid to Government for Towns Deal funding.
