Full house at extensively upgraded office premises
A prominent office building in Rawdon has benefited from an extensive programme of refurbishment and is now fully let.
Four divisions of Carter Towler have been involved in upgrading and finding occupants for the property.
The 8,100 sq two-storey building in Leeds Road was purchased for Rubicon Developments in 2006, in a deal negotiated by Carter Towler’s Investment team. Since then it has been maintained and managed by the chartered surveyors’ Property Management department.
Over the last 12 months its Building Services Consultancy and Office Agency have been improving and marketing the property.
Senior building surveyor, Paul Robinson, said: “This is a fantastic example of how our teams complement each other. Having been involved with the initial purchase, we were then tasked with managing the property.
“Then midway through 2021 when the tenants vacated, our Building Services Team assessed the property and devised a comprehensive refurbishment scheme addressing the necessary dilapidations and upgrades costing in the region of £150,000.
“Whilst all that was taking place our office lettings agency secured lease agreements with two excellent new tenants, Pegasus Search and Selection who have taken 2,700 sq ft on the ground floor, and Marshall Wooldridge Insurance Brokers & Risk Managers who are occupying 5,400 sq ft on the first floor.”

The interior of the property has benefited from installation of energy-efficient lighting and air conditioning systems, in addition to re-carpeting, decorating and portioning alterations. The final exterior upgrades including stonework repairs are due for completion in February.
