Planners are considering new proposals for a 40-storey residential tower for High Street, in Sheffield city centre.

The application, submitted by CJS7 Ltd (trading As Oppidan Life) and SFGE Properties Ltd, would involve knocking down the existing vacant property on the site and replacing it with a building called King’s Tower accommodating 428 co-living units and 33 studio apartments.

The co-living units would be organised into clusters with dedicated living/dining areas.

Shared amenity space in the building would include a reception, lobby and lounge as well as a cinema room, co-working spaces, meeting rooms and a gym.

The development, which is within walking distance of Sheffield Railway Station, will not be provided with any dedicated parking.

A planning statement accompanying the application notes: “The development makes efficient use of the site and the site is in a sustainable location within the urban area of Sheffield.

“It is not disputed that the development will encourage and support the urban regeneration of the area.”
