New life for former mill

A FORMER textile mill is to be transformed into a mixed-use scheme featuring office space.
The building in Horsforth, Leeds, will feature 12 apartments, two cottages and 21,000 sq ft of offices. The project will combine substantial refurbishment with new development.
Leeds-based Buzzard Developments recently acquired the 1.5 acre Troy Mills site, which lies close to Horsforth Train Station, from Xerces Belts. Savills acted for Xerces on the disposal, while Hill Woolhouse has been appointed to market the scheme.
The development will be arranged over four individual blocks, three of which already exist and which will be substantially refurbished.
Plans also include a large courtyard and a glazed atrium.
Demolition work at the site is to begin in April, with completion anticipated for early next year.
Andrew Foggitt, director of Buzzard Developments, said: “Our aim is to retain some of the character of the former mill, while bringing a contemporary edge to both the residential and office elements.
“We know that there is a need for high quality office premises that can be purchased by individuals for investment purposes in this upmarket Leeds suburb.
“Similarly, one and two bed apartments of this calibre are very much in demand. The scheme is already attracting enquiries before even one brick is laid, and we are hoping to be on site soon with construction beginning by mid Summer.”

The site is ideally positioned to house this type of complementary aesthetic scheme that will give the whole area a real boost.”
The project is Buzzard Developments' second mixed-use scheme in the area, the first being Town Square in Horsforth which comprised 24 apartments and a 6,500 sq ft office building.
Buzzard also developed 21 apartments opposite Horsforth Train Station, Bridge Place, and developed a former petrol station in Rawdon for residential accommodation.
The developer is also planning the final phase of Trafalgar Park in Keighley, an 80,000 sq. ft industrial scheme.
