Former coalfied will meet government challenge

A DEVELOPMENT partner is being sought to deliver a sustainable building scheme as part of a major government initiative.

National regeneration agency English Partnerships and Renaissance South Yorkshire are looking to appoint a partner for the first 'Carbon Challenge' site in Yorkshire.

The mixed-use project, at Brodsworth Woodlands near Doncaster, is set to achieve the highest level in the Government's new Code for Sustainable Homes and it is claimed it will be at the cutting-edge of environmentally friendly commercial developments.

Located on what was originally Brodsworth Colliery, the site was remediated and reclaimed in 1997 as part of English Partnerships' National Coalfields

Programme, with the majority of the land transformed into Brodsworth Community Woodland.

The site comprises 32.6 acres of land which is designated for residential development of approximately 500 dwellings. The remaining 15.57 acres, situated opposite Redhouse Interchange, is set to accommodate 145,300 sq ft of mixed-use commercial space.

Philip Ashton, of Renaissance South Yorkshire, said: “This is an exciting opportunity to help pioneer one of Yorkshire's most significant development opportunities that will create a sustainable community of the highest quality and design standards.

“Our chosen development partner will be expected to jointly procure and promote this exemplar scheme and will need to have an imaginative approach to deliver the high aspirations set down by the Carbon Challenge.”

Jones Lang LaSalle is currently marketing the site and will be assisting in the selection process to appoint the preferred developer partner. Stage one of the two stage procurement process requires interested parties to have submitted a pre-qualification questionnaire by April 18.

Jeff Pearey, of Jones Lang LaSalle, said: “This is one of the most significant, if not the UK's largest commercial Carbon Challenge site to come to the market. It's an opportunity for office and industrial developers to make a real mark with an environmentally sound development.”

The Carbon Challenge is being delivered by English Partnerships, on behalf of the Department of Communities and Local Government, with the aim of accelerating the house building industry's response to climate change.

The Code for Sustainable Homes includes a number of sustainability targets including energy, waste and water.

English Partnerships is helping to establish the new Homes and Communities Agency, that will operate from 2009, in collaboration with the Housing Corporation, the Academy for Sustainable Communities and Communities and Local Government.
