Indigo Blu will light city’s skyline

WORK has started on a £7m mixed-use building project following the success of another city centre scheme by the same developer.
Indigo Blu, which is expected to be completed in 2009, is the latest development in Leeds by Maple Leaf Securities.
Don Little, of Maple Leaf Securities, said: “The outer-city location of Tribeca House proved very popular with potential tenants, answering the growing need and emphasis of those looking beyond the city centre to reap greater benefits at a more cost-effective return.
“The development was so successful that we have already started working on our next scheme – Indigo Blu – a striking £7m mixed-use development designed by award-winning architect Architecture 2B.
“Prominently located on a key corner site on Crown Point Road and Hunslet Lane, which lies at the southern edge of Leeds City Centre, it encompasses two floors of more than 10,000 sq ft of high quality office space which creates a plinth for a further six floors of apartments. Work is well underway on site and completion looks set for 2009.
“We are creating a much needed springboard effect for further regeneration on this side of the city and again this speculative development is being driven by the increasing demand of those looking for top class, Grade A accommodation on the outskirts of the city centre which provides more cost-attractive rents.”
Tribeca House is a three-storey development offering 15,500 sq ft of office space. The building has been let to East North East Leeds Homes which has signed a five-year lease on the entire property.
Commercial property agency Lambert Smith Hampton brokered the deal which was one of the largest lettings in Leeds’s out of town lettings market over the last 12 months.
Following the merger of Leeds South East Homes, Leeds East Homes and Leeds North East Homes, East North East Leeds Homes is relocating its team of more than 150 employees from its previous offices in Deacon House, Seacroft, and Digital House in Sheepscar to bring the team into one location.
Tony Butler, of East North East Leeds Homes, said: “Tribeca House is central to our business needs, as it offers flexible workspace within easy reach of Leeds city centre, with access to major road networks such as the M1 and M62 via the Leeds inner ring road. We knew we wanted an outer-city location, as being able to provide the team with secure parking and an easy-to-commute-to location is a massive draw.
“It’s also high on the agenda of job perks when it comes to attracting and, more importantly, retaining staff – given the mounting cost of car parking in the city centre plus of course soaring petrol costs.
