South Parade nearly full as law firm moves in

THE 10 South Parade development in Leeds is now 95% let following the latest letting to a law firm.
3volution has has taken the 3,665 sq ft second floor suite on a 10 year lease at £24 per sq ft.
The only remaining suite in the building is on the ground floor, a 2,050 sq ft unit offering an office, leisure or retail opportunity with the option of its own entrance onto South Parade if required.
The building was acquired by Wilton Developments on behalf of East Parade five years ago and following its refurbishmen has become home to quality tenants such as QBE Insurance, Odgers Berndtson and Xafinity Consulting.
Jason Stowe, managing director from Wilton Developments, said: “This is another quality letting for 10SP which is testament to its sought after location and detailed refurbishment.
“As the only remaining suite is on the ground floor with its own entrance, opposite the popular San Carlos restaurant, we have already received a lot of interest from office, retail and leisure occupiers.”
Tim Stone from 3volution said: “Happily we have a thriving business so we have been looking for more space for some time. We’re sure that 10SP will give us a fantastic base from which we can continue to grow, both by building on our existing areas of expertise as well as developing new ones.”
Elizabeth Ridler, a partner at the Leeds office of property consultancy Knight Frank, specialising in office agency, advised 3volution.
She said: “We were delighted to be able to advise 3volution on their move to new offices in Leeds city centre. 10 South Parade is a superb location, close to Leeds Station and with excellent access to Yorkshire’s motorway network. They have moved into quality office space, providing a perfect base for their expanding company, and the building ticked all the boxes in terms of location, quality and specification. 3volution is a great success story and their superb new offices reflect this success.”
Eamon Fox, director at DTZ, added: “3volution is a welcomed addition and the first legal sector occupier in the building. The building is now 95% let, testament to the quality of business environment on offer in the property, coupled with the improving market in Leeds.”
