Build Briefs: TICS; Holder & Co; Eadon, Lockwood and Riddle; Caldene Business Park

A RAIL signal engineering firm is the latest business to take space at Escrick Business Park in York. 

TICS (Global) is expanding its York-operation which already employs around 30 people.  Its new 1760 sq ft unit at S Harrison’s Escrick Business Park on the A19 will house TICS’ signal equipment preparatory testing facilities.  Initially four of the company’s technical team will be based there but this number is expected to grow in 2015.  In total the Doncaster headquartered firm employs 70 people across the UK.

Operation director Pete Coleman said: “The UK signalling market is expected to deliver a growth of over 30% in the next five years.  As one of the leading players, we are ideally placed to maintain our exciting growth programme, and the move to Escrick Business Park represents a significant platform in our expansion plans.  The quality of the space reflects our own commitment to excellence and the easy access of the location added to its appeal.”

HOLDER & Co, the new Leeds-based niche property consultancy, has completed two new deals during the past month.

The company, which was formed in February by Owen Holder, ex-industrial property partner with Knight Frank, has advised car repair firm Direct Finish on a new five-year lease of 3,819 sq ft premises at York Business Park.

DTZ acted for the landlords Brightsea S.A.R.L.

Holder & Co has also sourced four acres of land at Haigh Park Road, Stourton, for Manheim Auctions for the storage of vehicles. The landlord is Towngate Estates Limited.

Mr Holder said: “I am delighted to have completed these two deals successfully and to report that Holder & Co is thriving in the ever-improving Yorkshire commercial property market.”

A RUN-DOWN garage has sold for £80,000 during an auction, even though it only had a guide price of £25,000.

The building was fought over by 20 bidders at a property auction held by the estate agents Eadon, Lockwood and Riddle.

The 12.25m by 9.4m lot is situated in the heart of Calver near Bakewell and has a variety of uses, subject to planning. 

Nick Riddle, a director at ELR, said: “The saying goes that one man’s rubbish is another man’s treasure but in this case what appears to be a derelict old site is actually a fantastic opportunity.

“The fact that the sale went far above the asking price does not suggest that property prices have gone through the roof, but that business sites, in great locations, are doing very well on the current market.”

THE Leeds office of chartered surveyors Eddisons has been appointed to handle the disposal of a business park in the Calder Valley.  

Caldene Business Park, on the A646 Yorkshire to Lancashire trunk road in Mytholmroyd, comprises 23 industrial and warehouse units. It occupies the site of the former Caldene Clothing Company (Calderdale) which extends to approximately 3.5 acres.

The multi-let site includes tenants such as SGL Carbon Fibres, Nobilia GB and Stokers.

Eddisons, acting on behalf of private vendors, is inviting offers in the region of £4.75m.
