Build Briefs: Dresler Smith; Eddisons; Twinkl

PROPERTY firm Dresler Smith has acquired a Yorkshire industrial estate in a £2m deal.

The estate, Ashley Industrial Estate, is based in Ossett near Wakefield, and has been acquired on behalf of Dyson Properties. The 28,000sqft multi-let site includes occupiers such as Wolseley Group and James Hargreaves.

Richard Taylor, director of management at Leeds-based Dresler Smith, said: “We are delighted to have purchased this estate for our client. It is a quality Industrial estate in a strong location and will provide an excellent opportunity to improve income. We look forward to adding this to our expanding management portfolio.”

Dresler Smith has historically offered agency and professional advice for landlords and tenants, but as a result of client demand, has now expanded to provide a property and asset management service, too.

THE Huddersfield office of Eddisons has let a detached period property extending to over 2,000 sq ft near to Huddersfield town centre at the full asking rent of £17,500.

Birch Tree (Yorkshire) has signed a six year lease on the former private medical clinic on Murray Road in Edgerton, which it will use as an adult day care centre.

Meanwhile, Eddisons was involved in letting nearly 5,000 sq ft at Brindley House on the Lowfields Business Park in Elland. The Grade A ground floor office space has been let to a private tenant on a five year term off an asking rent of £12.50 per sq ft. The joint agent was Michael Steel & Co.

Shazad Mahmood, associate director at Eddisons says: “There was plenty of interest in both these properties which reflects the growing demand we are seeing from tenants for quality stock in and around Huddersfield.”

Eddisons has been instructed to let two units on the Emley Moor Business Park in Emley which extend to 3,150 sq ft and 2, 635 sq ft respectively. The firm is acting on behalf of a private landlord. 

Eddisons is also marketing a stone built office block with an internal floor space of over 3,600 sq ft close to Huddersfield town centre. The Coach House on Belmont Street includes on-site parking for approximately six vehicles and is available at an annual rent of £12.00 per sq ft. The joint agent is Walker Singleton.

CREATOR and supplier of primary school teaching resources, Twinkl, has taken 5,550 sq ft of office space at Wards Exchange in Ecclesall Road in Sheffield.

Sheffield-based property consultants Commercial Property Partners (CPP) negotiated the deal on behalf of JF Finnegan, the developers of Wards Exchange.

Twinkl is relocating to Wards Exchange from premises on Little London Road, near Woodseats Road, as part of an expansion drive.

Rob Darrington, partner specialising in office agency at CPP, said: “We are delighted to welcome Twinkl to Wards Exchange. As the company expands, it needs premises to accommodate new staff and to reflect the quality of its work. Wards Exchange fits the bill perfectly.”
