Healthcare joint venture transforms disused mill

PENNINE PROPERTY PARTNERSHIP, the joint venture company between Henry Boot Developments and Calderdale and Huddersfield NHS Foundation Trust, has completed the redevelopment of a 56,000 sq ft Grade II listed mill building to provide a major outpatient facility.

This state of the art medical facility was created to provide healthcare accommodation fit for the 21st century, and to realise the potential of surplus property assets to generate the capital investment required to deliver improved medical services for the Calderdale and Huddersfield area.

Acre Mill, a former wire mill building which adjoins Huddersfield Royal Infirmary, is the first major project to be competed under the joint venture. It will now provide a centralised outpatient centre that is expected to serve over 200,000 patient appointments every year.

Henry Boot Developments provided £8.25m towards the scheme.

Vivienne Clements, director at Henry Boot Developments, said: “We are pleased to complete this first development under this exciting new partnership arrangement which is a successful demonstration of how NHS property assets can be regenerated utilising private sector expertise. We are currently working on the redevelopment of the vacated St Luke’s Hospital site in Huddersfield, where we hope to release much needed capital for the Trust to reinvest in enhanced services.”

Lesley Hill, director of planning, performance, estates and facilities at Calderdale and Huddersfield NHS Foundation Trust, said: “This has been a remarkable recycling project turning an old disused landmark mill into a modern day healthcare centre for our local communities. It’s been a great team effort.”
