Latitude Red completes

LATITUDE Red, a new 122,000 sq ft office building which forms the first phase of a major Yorkshire development, has been completed.
Although no occupiers have been confirmed, agents acting on the Leeds-based building said interest had been encouraging.
The development forms part of the vision for the ‘West End’ business district of the city, and is an eight-storey structure which has achieved a BREEAM excellent rating.
Developed by BAM Properties and owned by German Investor IVG Institutional Funds, Latitude Red’s joint agents are Atisreal and Jones Lang LaSalle.
Tom Smithers, of IVG, said: “The construction of Latitude Red, which has completed on time, is testament to the hard work of BAM as developer and contractor. One of our primary aims was to ensure that it becomes one of the most cost effective Grade A buildings to occupy; which is of increasing importance to businesses today.
“We are confident we have achieved this and, as we move into 2009, are pleased to offer one of the most dynamic and flexible office environments which will appeal to a wide range of occupiers.”
The building has large open floorplates of up to 15,586 sq ft of Grade A office space which can be split to meet the requirements of individual occupiers, along with 92 secure basement parking spaces.
Nik Dockree, of BAM Properties, said: “Environmental issues are increasingly viewed as a key corporate concern; however it is evident that good sustainable buildings are not currently in abundance in the region.
“This building is at the forefront of environmental standards and is undoubtedly leading the way for new office stock in the city. We have included many design aspects to ensure the Latitude Red is making a significant difference to the way buildings are used over the longer term.”
The development involved works to parts of the nearby Leeds-Liverpool canal and River Aire. A car park and public space is also to be built.
The West End Partnership is made up of a number developers which have come together to make a £1bn investment in the area which will see a number of new developments constructed over the coming years.
