Lettings latest: Langtree welcomes skatepark; Xercise4less; Moose Coffee

LANGTREE has let a 45,294 sq ft unit in Penketh Business Park, Warrington, to a skate park operator.

The unit, located on Old Liverpool Road, Great Sankey, has been transformed into Ramp 1.

It is the first skate park in the UK with an airbag crash mat and also features a street scene. The complex includes a ten-pin bowling alley, an amusement arcade and 200-seat café.
 
Lisa Anderson, managing director at Ramp 1, said: “We saw a niche in the market, there were no skate parks where people could go with

their families, learn to skate or ride a BMX. They were typically excluded those who wished to try it for the first time or take

their children for fun. We decided to fill that gap, and were delighted when we secured a lease at Penketh Business Park with Langtree.
 
“We needed a premises which offered a large open space in which we could create the various sections of the park. The unit at Penketh not

only offers that, but here we will be able to appeal to the large number of skaters and bikers in the area. The family-oriented nature of

Ramp 1 will encourage younger people interested in taking up the hobby to join and learn somewhere safe, while more advanced skaters can

enjoy the ramps which we have had expertly designed.”

GYM business Xercise4Less, founded in Leeds in 2006 by former professional rugby player Jon Wright, has taken 37,000 sq ft of space at Kingsway House in Burnley.

The site was occupied by Shop Direct until 2010 but is now owned by property investment business East Lancs Regeneration.

Xercise4Less joins existing tenant Fuel Card Services.

The business plans to open 15 sites across the UK after securing a multi-million-pound funding package, with plans for 100 gyms in five years creating as many as 4,000 jobs.

East Lancs Regeneration Ltd advised on the lease by David Hill, partner in the commercial property team at Napthens solicitors’ Blackburn office.

INDEPENDENT café chain Moose Coffee is preparing to open its fourth venue.

It is taking 1,350 sq ft at Downing’s Federation House in Hope Street.

It follows outlets in Crosby, Liverpool’s Dale Street and Fountain Street in Manchester.

In a statement owners Nick and Kathy van Breemen said: “It’s an exciting time for Moose and we’re ecstatic to be gearing up to open our fourth venue. Hope Street is a great location steeped in history and culture and it’s rapidly becoming the foodie epicentre of Liverpool, with some of the most exciting restaurants in the city within a 500 metre radius.”
